How much of the property do I get to own?

You can own anything from 1 to 4 shares of each property. Each share gives you access to 6 weeks of enjoyment every year

Am I 100% the owner?

Yes, you own all the home through a locally created LLC that is registered for the sole purpose of purchasing the home.

Can I bring in my own group of people to share with?

You are more than welcome to do it. We want you to share your home with like minded people, so if you already share the mindset with others, let’s make sure to spread the joy.

If there is a house I am interested in, will you find me buyers to share it with?

Yes we will. We work with a solid network of real estate professionals so we will make sure to select the right group for you and your home.

How long is the buying process?

The purchase cycle of a fraction can usually take from 2 weeks to 3 months. The buying process of a house depends on how many buyers there are and how many fractions each owner gets.

Can I finance the purchase of the house?

Yes, you can find your own means of financing or we can help you get financed through some of the financial institutions who work with our model.

What is the final monthly fee I need to pay with VIVLA?

Our monthly fee is 120€ per ⅛ share. This covers the costs for all administrative work and technology necessary to run your property, as well as setting up and managing the LLC we created for your home. All other home costs are proportional to the number of shares every owner has. They are included in an annual budget which is passed on to the owners with no markups on our side.

Can I rent or transfer the time I don’t use?

Yes, we give owners the flexibility to lend out the weeks they will not be able to enjoy at the property to family and friends.

9.

Who decides on the interior design of each house? Who pays for it?

We work with the best designers in the market in order to make sure each home is unique and tastefully decorated, according to Vivla’s standard of excellence. The costs of the design are included in the final price of the house. We don’t add any marginal profits to it.

10.

What if an owner misses a payment?

You will be protected and will not have any responsibility for any payment issues. Vivla will be responsible for any home financing aspects and will resolve payment disputes with the specific owner

Is home insurance included?

Yes home insurance is included in your annual fee, as well as regular management of the house.

How is the house decorated? Can I choose the interior design of my home?

Houses are decorated by the best professionals in the market, using clean aesthetics and beautiful furnishings that fit every taste. You will be able to store and bring in your personal belongings to make the space yours while you are staying in your home.

Can I keep my personal items in the house? Will people be able to access them?

Your belongings will be stored as part of our monthly services, and will be brought to your house before your arrival, so it feels homey the minute you enter it. Nobody else will have access to your things except for you, your family and the home management team.

Are pets allowed in the house?

Depending on the group of buyers that is finalized for the house, we will create a set of rules that are personalized for them, so if the group is pet friendly, it will be taken into account. Any damages caused by an owner’s pet will be held accountable to that specific person.

What rules are there to use each home?

We expect owners to share a common philosophy to take care of their home with the utmost care, however, in order to ensure a common understanding and share the same expectations when using the property, owners will adhere to a code of conduct that will be made available and required to sign upon finalizing purchase of the property.

What if the house is damaged by someone?

Accidents can happen to everyone and we understand that. We will help you out if anything happens during your stay in order to fix things. We carefully inspect the home after each stay to make sure it is left in the same state as before. Owners are responsible for damages to the house that happen beyond any regular wear and tear.

Can I sell my shares any time I want to?

Definitely, you can resell any time you want after a minimum latency period of 12 months. Vivla will help you resell your shares and you are free to set your own price.

What type of house maintenance services are included? How do you choose providers?

We include any services needed to keep the property in excellent condition at the standard needed for an exclusive home: as an example, it can include anything from gardening to cleaning services, in addition to pool maintenance, insurance or any annual fees.

What additional services are there? Are those included in the monthly fee?

Buying a Vivla home means you get access to really special and unique services to make each stay unforgettable. We offer customized services for our guests, including catering, at-home chef services, childcare, event planning and booking, as well as having your favorite wine and snacks ready for your arrival, among others.

Is it better to sell a house through Vivla?

Selling a house with Vivla means you can keep part of it. You can decide how many fractions of your house you want to sell to other people, so you can minimize costs and keep enjoying it in a much easier way.

How does the selling process work?

It’s very easy and streamlined. Vivla will purchase your property and create an LLC to set up ownership. We set up the number fractions and find buyers for them.

What needs to be prepared in order to sell the house?

We work with the best local real estate agents to create all necessary sales and marketing materials and find suitable buyers. Materials are customized to showcase your property in the best way possible. We also add some designing features to upgrade your house and do any necessary repairs.

How many shares of my house can I keep?

You can keep up to 50% of the house.

How do you select owners?

We have an approval process to make sure that we select responsible owners with a likewise mindset. They also need to agree to a code of conduct and ownership rules.

Do I get to keep my home decoration and personal items?

Our excellent interior design team makes sure all interior design elements are up to date and fit within a certain market standard. If your belongings fit those needs, we can buy them from you, if not, we will replace them with a newer or more standard version to fit everyone's taste.

What if I want to sell my shares after a while?

You can sell your shares any time after the first 12 months. You decide on the selling price and can sell by yourself. Alternatively, we can fully take care of the sale by finding and selecting buyers, advertising your shares on our website, doing any additional marketing work, and working jointly with real estate agents to finalize the process.

How do sales commissions work?

For every share buyer you refer, you get a 5% commission

When do I get my commission?

You get paid the day your share sale is finalized.

What is the selling process like for fractional ownership?

It is very similar to the way you sell any other property. The main difference is that it is much easier for you because we can take care of all the paperwork and process and you get a higher commission than with a traditional home sale.

I have a buyer who is interested in a house, how do we start?

You can have your buyer contact us directly or act on your buyer’s behalf. However you decide to stay involved, your commission will not change. Just fill out the contact form or call one of our sales agents and we will be happy to work with you.

One of my clients wants to sell his house, what do we do?

Get in touch with us via our contact form or give us a call. We will review the property and if it's a good fit we will follow up with you with next steps.

How long can an owner enjoy his home?

You have access to a maximum of 42 nights per year per fraction. In general, owners book about 6 weeks per year.

Why 42 nights per year?

VIVLA reserves 29 days per year (4 weeks) to refurbish, improve and renovate the property in order to increase its value. Therefore, 336 nights per year are available to enjoy the house, which divided by 8 fractions gives a total of 42 nights per year per fraction.

3.

How can an owner consume his nights?

You can consume your nights as you wish, you can plan up to 6 getaways per year at least one month in advance or go to the house whenever you want when there is availability.

Planned getaways guarantee the owner that they can use their property without another owner booking it for the same dates.

4.

How long can they stay?

To guarantee access to all owners. The duration is a minimum of 2 nights and a maximum of 14 nights, if the owner wishes to stay more or less nights it must be approved by the Experience Manager.

5.

Do owners have a priority order to plan their getaways?

No, owners schedule their getaways based on availability.

6.

When can an owner book their getaways?

In September of each year, the calendar opens for owners to book their getaways for the entire year (starting in January). Their Experience Manager will contact them to help them with the planning.

They will also be able to book at the time of purchase so they don't have to wait until September.

7.

What if I want to book my getaway at a later time?

You will be able to do it whenever you want since the calendar opens, you can plan up to 6 getaways at the same time with more than 30 days in advance or book at the time you want if there is availability.

8.

Is there a booking app?

Yes, the VIVLA app allows you to make reservations and check availability. However all owners have an Experience Manager, a travel expert to help plan a tailor-made getaway.

9.

What is a special date 💛 ?

They are important days for the owner such as birthdays or anniversaries, they can vary every year or always be the same. From VIVLA we will help you to block those dates to secure them.

What if it coincides with another owner's date? We know that we may not always be able to secure it, so we will give you priority on a first-come, first-served basis. All owners can book one special date per year and it will be subtracted from your available nights

How does high season work?

At VIVLA we have high season and the rest of the year. High season depends on the location. There is no need to worry about missing the best dates.
The high season is divided into 16 weeks per year, guaranteeing all owners 2 weeks in high season (up to 14 nights).

If an owner wants more nights and there is availability, this must be agreed with their Experience Manager.

Can I modify a reservation?

Yes, you can modify a reservation 30 days prior to booking subject to availability.

12.

Can I cancel a reservation?

Yes, you can cancel 30 days prior to booking. Cancellations will trigger a notification to all other owners alerting them of the new available dates. If you cancel with less than 30 days and the house is not occupied on those dates, you will be deducted from the number of nights available per year.

13.

What happens if you can't use your home during your reservation?

Plans change, you can gift the getaway to a friend or family member. Rent it out or donate it to the vivla community, this will give you days to use a similar VIVLA property in a different location at a time of your choosing.

14.

What is the check-in and check-out time?

Arrival is from 15:00 p.m. and departure is before 12:00 p.m. but owners can request check-in and check-out at different times by arrangement with their Experience Manager.

What additional services does VIVLA provide?

Basic services such as maintenance and cleaning are included in the monthly charges. VIVLA will also provide an Experience Manager to each owner to help them with their needs 24/7.

What is an Experience Manager?

A travel expert who will help owners plan their tailor-made getaways (help them book services such as airport pick-up, private chef, restaurant reservations, shopping...). He will help them with their planning, house management, special requests and any problems related to the house

17.

Can personal belongings be stored in the house?

Yes, each homeowner will have a dedicated space in the house to store their personal belongings (it will be locked).

18.

What happens if a fraction is sold?

The days of that owner will be released and the rest will be alerted of the new available dates. If a new owner comes in, he/she will have to plan from scratch.
